Home office conversions
Hard-wired data points, dedicated 16A spur for charging multiple devices, acoustic insulation in the partition wall to the house, blackout-friendly window placement.
Most attached garages in Yorkshire store nothing more than bikes and boxes. Converted properly, they become the office, snug, gym, playroom or annexe your home is missing — for less than half the cost of an extension.
Average build 4–6 weeks · Fixed written quote in 48 hours
A garage conversion uses the foundations, walls and roof you already own. That alone removes 40–60% of the cost of an extension. The result is a fully habitable, insulated, heated room that meets every Building Regulation — typically delivered in 4–6 weeks.
Done well, the converted garage looks like it was always part of the original house from the outside. No obvious 'bolted-on' brickwork. We match brick courses, render textures and roof lines so it reads as one continuous elevation.
Home workers, growing families, multi-generational households, and anyone with a garage that hasn't held a car since they bought the house.
When you need an extra room urgently, when budgets won't stretch to a full extension, or when planning constraints rule out building outwards.
Garages were not built to habitable standards. Floors, walls, roof, drainage and ventilation all need upgrading to pass Building Control. DIY conversions almost always fail at sale.
Buyers' surveyors spot bad garage conversions instantly. Here are the issues we get called to fix.
Original garage floors are typically 100–150mm lower than the house floor. Without raising and insulating, you get cold feet, condensation and rising damp.
Bricked-up garage doors with no cavity wall are a damp bridge waiting to happen. We rebuild as a full insulated cavity.
Single-skin garage walls fail Part L by a wide margin. We line internally with 70–100mm PIR plus plasterboard to bring U-values inside Building Regs.
Without the completion certificate the room remains officially a garage. At sale, the buyer's solicitor will require indemnity insurance — and may renegotiate the price downwards.
Boilers can stay in a habitable room only if properly enclosed and ventilated. We either box them in to Gas Safe standards or relocate them to the loft.
We check floor level, wall construction, drainage and the boiler position to confirm what the conversion needs.
Itemised written price within 48 hours, including any external rendering and brickwork to match the existing elevation.
Floor raised and insulated, new DPM laid, walls insulated to Part L, garage door opening rebuilt as cavity wall.
Electrics, plumbing if required, plasterboard, skim, internal door installation and skirting.
Decoration, flooring, Building Control final inspection and completion certificate handed over.
Existing structure is doing most of the work — you're paying for upgrade, not new build.
Far less disruption than a full extension. Most are watertight from day one.
Internal conversions to attached garages are nearly always Permitted Development.
Full sign-off so the room counts on your title and adds to resale value.
We blend brickwork and render so the elevation looks original.
Written workmanship cover, transferable to the next owner.
Different end-uses change the spec. Here's what we recommend for the most common requests.
Hard-wired data points, dedicated 16A spur for charging multiple devices, acoustic insulation in the partition wall to the house, blackout-friendly window placement.
Underfloor heating on insulated screed, soft acoustic ceiling, flush internal door to keep the room visually connected to the rest of the home.
Reinforced floor build-up to take rubber tiles and free weights, mechanical extract ventilation, full-height mirrors, dedicated 32A circuit for treadmills and rowers.
En-suite shower room, kitchenette point, separate external door if access permits, sound-rated partition wall to the main house.
Where the garage door faces the street we either replace with a brick infill (matched mortar) or install a large fixed picture window for daylight without the 'bricked-up' look.
We tie the new room into the existing wet heating system with a dedicated zone and thermostat. For larger conversions we may upgrade the boiler — we'll tell you upfront.
From the slab up: DPM, 100mm PIR, 65mm screed (with UFH pipes if specified), then engineered timber, LVT or carpet. Final finish floor matches house floor level.
Detached garages can also be converted but trigger additional Building Regs around fire separation and may require planning if used as living accommodation. We advise on a case-by-case basis.
