    A garage conversion uses the foundations, walls and roof you already own. That alone removes 40–60% of the cost of an extension. The result is a fully habitable, insulated, heated room that meets every Building Regulation — typically delivered in 4–6 weeks.

    Floor below DPC level

    Original garage floors are typically 100–150mm lower than the house floor. Without raising and insulating, you get cold feet, condensation and rising damp.

    No cavity in the up-and-over wall

    Bricked-up garage doors with no cavity wall are a damp bridge waiting to happen. We rebuild as a full insulated cavity.

    RISK 03

    Inadequate insulation

    Single-skin garage walls fail Part L by a wide margin. We line internally with 70–100mm PIR plus plasterboard to bring U-values inside Building Regs.

    RISK 04

    No Building Control sign-off

    Without the completion certificate the room remains officially a garage. At sale, the buyer's solicitor will require indemnity insurance — and may renegotiate the price downwards.

    RISK 05

    Boiler still in the room

    Boilers can stay in a habitable room only if properly enclosed and ventilated. We either box them in to Gas Safe standards or relocate them to the loft.

    Reinforced floor build-up to take rubber tiles and free weights, mechanical extract ventilation, full-height mirrors, dedicated 32A circuit for treadmills and rowers.

    Granny annexe / guest suite

    En-suite shower room, kitchenette point, separate external door if access permits, sound-rated partition wall to the main house.

    Front-of-house elevations

    Where the garage door faces the street we either replace with a brick infill (matched mortar) or install a large fixed picture window for daylight without the 'bricked-up' look.

    Heating integration

    We tie the new room into the existing wet heating system with a dedicated zone and thermostat. For larger conversions we may upgrade the boiler — we'll tell you upfront.

    Floor build-up

    From the slab up: DPM, 100mm PIR, 65mm screed (with UFH pipes if specified), then engineered timber, LVT or carpet. Final finish floor matches house floor level.

    Detached garage conversions

    Detached garages can also be converted but trigger additional Building Regs around fire separation and may require planning if used as living accommodation. We advise on a case-by-case basis.
