Old mortar bedding cracks and lets ridge tiles slip. Modern dry-fix systems use mechanical fixings and last decades. Re-bedding in mortar is now banned in new work under BS 5534.
Around chimneys and abutments, failed lead is the single most common leak point. We strip and replace with code 4 or 5 lead to proper laps.
Original bitumen felt eventually cracks. Once it does, every wind-driven rain event ends up in your loft. Re-roofing with breathable membrane is the only fix.
Inadequate falls cause water to pool. Pools become leaks. Modern EPDM or GRP roofs need proper falls (minimum 1:80) and verge upstands.
Original 100mm gutters can't cope with modern rainfall intensity. Upgrading to 125mm half-round or square-line resolves overflow that's washing your wall.
We inspect from the ground, in the loft and from a roof ladder or scaffold, then issue a written report.

Spanish or Welsh natural slate for period properties and conservation areas. Hand-cut, copper or stainless nailed, with proper underlay and ventilation.
Traditional small-format tiles for older properties. Beautiful but heavier and slower to lay — priced accordingly.
Single-ply rubber membrane installed in one continuous sheet — no joints to fail. Service life 30–50 years. Best for extensions and outbuildings.
Wet-laid resin and matting cured to a seamless finish. Excellent for complex shapes with upstands and trims.
Code 4 (1.8mm) for most domestic flashings, code 5 (2.24mm) for chimneys and stepped abutments. Proper laps, lead clips at edges, no nails through the visible face.
Dry-fix systems (Hambleside, Klober) using mechanical fixings — meeting BS 5534 and removing the failure mode of mortar-bedded ridges.
UPVC or aluminium gutters in 100mm or 125mm half-round/square-line, on new fascia and soffit boards. Often combined with a re-roof for one-time scaffold cost.
